A Deposit bond is just like a substitute to a cash deposit. Deposit bonds work as an effective guarantee to the vendor equal to the amount of deposit that is required and are a cash deposit substitute between signing the contract and settlement of the property. Deposit bonds can be issued for all or part of a deposit, but are usually for 10% of the purchase price and cost about 1.2% of the deposit.

Most vendors and agents will accept a deposit bond, but it is the sole choice of the vendor as to whether they accept them or not. You definitely need to check and you need prior consent to use them at auction. Once approved, deposit bonds can usually be organized within one day. The deposit bond ceases when the contract of sale is completed, terminated, rescinded or the expiry date occurs, whichever happens first.

In summary you would typically use deposit bonds for a number of reasons. Your savings remain intact. You can avoid the expense and time delays involved in bridging finance. You can purchase off the plan residential properties, which typically have longer settlement times. You can use a deposit bond at auction. Deposit bonds are generally available for anywhere up to four years.

Cash for the 5% or 10% deposit required to enter into a contract on another property is often tied up in the current home or other investments or you may want to finance the entire loan amount. Covering a deposit can mean either expensive bridging finance or other borrowing. Regardless of where the finance is obtained, interest charges, establishment fees and other up-front costs connected with the loan can be expensive and time-consuming to arrange. Finally you would pay the vendor the full purchase price of the property, including the deposit.

Witt Lining Systems’ PVC Liner Keeps Engine Company Running

In 1996, a Wisconsin based engine manufacturer chose a flexible PVC liner from Witt Lining Systems to line the reservoir part of their cooling tower. After 15 years of continuous service and regular abuse, the 1/8 thick PVC liner was reaching the end of its useful service life, creating the need for regular repair.

The company has plans in the next 48 – 60 months to design and erect a new cooling tower and reservoir complex. Due to production requirements and climate conditions, they needed a way to coat the concrete in the old reservoir that was fast as well as economical to keep the tower in operation until its replacement can be completed.

The aging concrete structure was built during WWII. Years of exposure to water on the inside and the Wisconsin climate on the outside had caused severe spalling, cracking to the concrete structure, and corrosion on the exposed internal steel piping. Before a new system could be installed, the old liner had to be removed and some concrete repairs made. A geotextile padding placed on the floor and part of the walls was added to protect the new liner from large cracks and irregularities. The work was postponed until Oct. due to the demands of production further complicating the project with cold and unpredictable weather. The company chose a 60 mil gauge Spectra Blue liner for the 17 x 19 x 9 deep reservoir, which was able to be lined in just 2
